And these Charles Co leases just keep coming in. This one is right outside of Nanjemoy almost literally at the intersection of Baptist Church Rd and Port Tobacco Rd.
Access to the land is going to be off of Merchant Meadows Pl with parking on the property. The landowner will let the hunters know where he wants them parking. From there you can access the rest of the property by foot or ATV. Please keep ATV use limited to bringing in/out game and equipment and restricted to existing trails and field edges. The primary food source is going to be the naturally occurring vegetation on the lease as well as the residential landscaping at the house on the lease. There's plenty of room for a food plot if you want to put one in. We do ask that you run the plans by us for approval first. The primary water source is going to be Hancock Run that flows along the eastern border of the lease and Bishopville Pond that just beyond that. This is just another awesome find in Charles Co that's loaded with game. Hunters picking this one up are going to be VERY happy with it.
The owner is asking that we remain archery only for the entire season for the first year, until he gets to know the hunters on the lease. And since he lives on the property, he's also asking that the hunters give him a courtesy call in advance so he knows when they'll be on the property. Other than that, just follow DNR regulations. And due to the size of the property, we are asking to have no more than (6) hunters on the lease.
The cost of the lease is going to be $4,900/yr and this includes a hunters insurance policy from Outdoor Underwriters. A 50% non-refundable deposit locks this in with the balance due within 30 days of paying the deposit. Just use the discount code DEPOSIT when checking out for this option. And the hunters picking up this lease will have first right of refusal to renew it for future seasons.
