35ac Wooded Land in Hedgesville, WV (Berkeley Co)
Locked in another Berkeley Co lease for this coming season and excited to see how this one is going to work out for our hunters. This one is just outside of Hedgesville, making it fairly accessible.
Access to the land is going to be off of Cannon Hill Rd as well as Go Away Rd with parking on the land. From there you can access the rest of the property by foot or ATV. We do ask that any ATV use be limited to bringing in/out game & equipment and restricted to existing trails. The primary food source is going to be naturally occurring vegetation on the lease with room for a food plot if you want to put one in. We do ask that hunters run by us any plans for a food plot for approval first. The primary water source is going to be an unnamed creek that runs along Cannon Hill RD as well as Back Creek that flows just to the west of the property. Over the last few years, we have brought on a number of leases in Berkeley Co and all of them have been excellent properties for our hunters. Can't imagine this one will be any different.
The landowner has asked that the hunter who pick up this lease call or text his son, who lives next to the property (no, he is not hunting on the lease) before coming onto the lease just as a courtesy. He is also asking that the hunter don't put up any stands within 100yds of property line that borders his son's property. Other than that, just follow DOW regulations. Due to the size, we are asking to have no more than (2) hunters on this lease.
Cost of the lease is going to be $1,700/yr and this includes a hunters insurance policy from Outdoor Underwriters. A 50% non-refundable deposit locks this in with the balance due by June 15. Just use the discount code DEPOSIT when checking out for this option. And the hunters picking up this lease will have first right of refusal to renew it for following seasons.
