Why Lease Your Land to CABH

Landowners allowing hunters on their land keeps the wildlife in check, gives notice to others you may not want on your land that people are on this land regularly and creates income.  When attempting to manage this yourself, it can be a little overwhelming.  Who is going to organize this and manage it?  How much is my land worth to lease it to hunters?  How should the liability piece be taken care of?  Because of the management piece, many landowners have decided to forgo the benefits and not to allow hunting at all on their land.

CABH has developed a program for landowners where we not only ensure they are compensated equitably for the use of their land but we also keep everything organized without them having to be involved, In addition, we provide liability insurance that covers both the hunters and the landowners.  Our objective is to establish long-term relationships between both landowners and hunters that are mutually beneficial to both, financially sound for the landowners while being affordable for the hunters and covers all liability concerns for everyone involved.

Operations & Commitment

One of the biggest concerns and frustration that most landowners is how to manage hunters on their land.  How do you manage unauthorized people on the property, how many hunters to allow, what will the hunters do to help maintain the property, and what's our commitment to you in this program are the usual questions we get. 

 

Here is how we operate as a hunting lease broker that addresses these and other concerns:

  • We never overcrowd our properties.  The headcount on our leases will never exceed a 1:20 ratio of hunters per acre.  

  • Our landowners will be given a list of the hunters on the lease and all of our hunters will be issued access passes as a form of identification.

  • Our hunters post the land they are leasing on an annual basis to ensure they know the boundaries and this keeps the signs fresh.  We have no issues helping landowners with any "sweat equity" projects that they need an extra hand or two to help with.
  • If there are any additional restrictions or harvest guidelines that the owner wants us to follow, we can add them into the lease agreement
  • If our landowners have, or want to establish, a deer management program, we will participate in any harvesting rules that they want implemented to maintain their goals
  • Unless the landowner wants a longer commitment, all of our leases are on an annual basis.  That puts the ownership on us to earn our keep annually and ensure that the relationship you have with CABH is a positive one.
  • We even have a clause in our lease agreement that allows the landowners to break the agreement with us prematurely if they sell their land and the new owner will not convey the lease. So if a landowner has a parcel of land on the market (or that they will want to put on the market) our lease agreement will not hamper their ability to do so.

Revenue and Liability

Both property taxes & operating costs are always on the increase for landowners and our society is becoming more and more litigious.  This has landowners finding themselves wondering if it's truly worth the cost and liability to have hunters on their land.  With the program we have developed, we address both concerns which compensates the landowners fairly for the use of their land and provides them the liability coverage.

Here is how we handle compensation and liability concerns:

  • We obtain, at our cost, a hunters insurance policy from Outdoor Underwriters (underwritten by Lloyds of London), which is the best hunters insurance coverage in the industry.

  • We also pay the additional fees to have ALL of our landowners listed on each individual policy (not a general blanket policy) as additionally insured with a copy of the COI sent to them.

  • We pay landowners above and beyond the normal leasing rates in their local areas.

  • What we quote to landowners, we pay in full...we do not take "our cut" from that amount.
