Gotta love these St. Mary's Co leases....really feel that this county is a sleeper county when it comes to excellent hunting land. This one is no different. It's 141ac between RT.5 and the St. Mary's River. With AG fields to the north and AG fields to the south, this is the perfect transition property for deer and turkey. While walking the property, we glassed over 20 turkey in the main field. As a bonus, the owners also have a local Air B&B you can rent out if you want to stay down there for a few days while hunting.
Access to the land is going to be off of Villa Rd to the north and Beachville Rd to the south, with plenty of room on the property to park. From there, you can access the rest of the property by foot or ATV. We do ask that any ATV use be limited to bringing in/out game and equiupment only and restricted to existing trails/road on the property. And there is to be no driving in the AG fields at all. The primary food source on the property will be the existing AG field on the north end. There's also plenty of room for a food plot if you want to put one in. Just send us a scope of work with what you want to do. But with AG fields to the north and south of this property, one probably won't be needed. The primary water source is going to be St. Mary's River which has tributaries to the north, south, and west of this property. This place is LOADED with game. Not only did we come across over 20 turkey in the field when we walked it. the owners have stated you can see 20-30 deer in the field just about every day. And being this close to St. Mary's River, I can only imagine that waterfowl will be plentiful too.
The owners have asked for a 24-hour notice of the hunters being on the land. And they don't want any more than (5) hunters on the lease. Other than that, hunters just need to follow DNR regulations.
The cost of the lease is going to be $8,240/yr and this includes a hunters insurance policy from Outdoor Underwriters. A 50% non-refundable deposit lock this in for the season with the balance due by the end of April. Just use the discount code DEPOSIT when checking out for this option. And the hunters picking up this lease will have first right of refusal to renew it for following season.
