151ac Farm Land in Union Bridge, MD (Frederick Co)

We seem to keep picking up Frederick CO leases every year.  And every year, they get picked up....never to be seen again as they always get renewed.  This one is 151ac of farm land that is just east of Libertytown.  
 
Access to the property is going to be off of New Windsor Rd as well as Clemsonville Rd with parking on the property.  From there you can access the rest of the property by foot o ATV.  We do ask that any ATV use be limited to bring in/out game and equipment and restricted to existing trails and field edges.  The primary food source is going to be the AG fields on and surrounding the lease.  The primary water source is going to be a number of unnamed creeks that flow through the property.  In talking to the landowner, he has stated a number of times that it is not uncommon to see dozens of deer in the fields and turkey are abundant as well.  Not a lot of wooded land, but the quantity of game makes up for it.
 
There are a few restrictions on this lease.  First, the hunters may not enter any of the buildings on the property.  There will be no adolescent hunters on the lease, adults only.  And he would like to have hunters who will have a focus on taking our groundhogs on the property as well.  Other than that, just follow DNR regulations.  Due to the size of the property we are asking to have no more than (8) hunters on the lease.
 
The cost of the lease is going to be $7,100/yr and this includes a hunters insurance policy from Outdoor Underwriters.  The owner is also implementing a 3.5% annual cost increase as well.  A 50% non-refundable deposit locks in this lease with the balance due by June 15.  Just use the discount code DEPOSIT when checking out for this option.  And the hunters picking up this lease will have firs right of refusal to renew it for following seasons.
