153ac Farm Land in Morganza, MD (St. Mary's Co)

The St. Mary's Co leases just keep coming in.  This one is 153ac just outside of Morganza.  The best part, this lease is in a great area for deer & turkey hunting as well as in a great fly zone waterfowl hunting.  
 
Access to the land is going to be off of Colton Point Rd with parking on the property.  From there you can access the rest by foot or ATV.  Just keep any ATV use limited to bringing in/out game and equipment and restricted to existing trails and field edges only.  The primary food source is going to be the AG fields on the lease as well as other AG fields surrounding the property.  The primary water source is going to be Locust Run which flows just to the east and south of the lease as well as St. Clements Creek that flows just to the west of the lease.  With this being located between the Potomac River and Patuxent River, this lease is a in a great spot for waterfowl hunting as well as deer & turkey hunting.  The hunters who pick this one up will be more than happy with it.
 
Other than DNR regulations, there are no other restations on the lease.  And due to the size, we are asking to have no more than (8) hunters on the lease.  
 
The cost of the lease is going to be $7,900/yr and this includes a hunters insurance policy from Outdoor Underwriters.  A 50% non-refundable deposit locks this in with the balance due by June 15.  Just use the discount code DEPOSIT when checking out for this option.  And the hunters picking up this lease will have first right of refusal to renew it for future season.
