15ac Wooded Land in Blain, PA (Perry Co)

So normally we don't pick up leases that are less than 30ac...unless they're a no brainer. This 15ac is perfectly situated in a pinch point between the field to the north and fields to the south, making this a transition corridor for deer, turkey, and bear.
 
Access to the land is going to be off of Manassa Rd with a number of entry points onto the land. From ther you can access the rest of the propery by foot or ATV. But being only 15ac, you'll probably not need an ATV for this lease. The main food sources will be the AG fields to the north and south of the lease. The primary water source is going to be Bull Run, which runs almost the entire western border. Yes, it's small....but (like the other leases we have in this area of Perry Co) will be very productive.
 
There are no additional restrictions on the lease other than PGC laws. And due to the size, we are asking to have no more than (2) hunters on this lease.
 
The cost of the lease is going to be $1,450/yr and this does include a hunters insurance policy from Outdoor Underwriters. A 50% non-refundable deposit locks this in with the balance due by the end of May. Just use the discount code DEPOSIT when checking out for this option. And the hunters picking up this lease will have first right of refusal to renew it for future season.
