176ac Mostly Wooded Land in Marlboro TWP, NJ (Monmouth Co)

Our efforts to expand in SNJ are paying off with a very nice piece of land in Monmouth Co right where RT18 and 79 meet.  
 
Access to the land is going to be off of Bucks Ln with parking on the property.  From there you can access the rest of the land by foot or ATV.  We do ask that any ATV use be limited to bringing in/out game and equipment only.  The primary food source is going to be the AG fields on the property as well as the residential landscaping on bordering parcels.  The primary water source is going to be Big Brook which flows though the norther portion of the lease.  We have seen a high demand for leases in Monmouth Co and don't see this one lasting too long on here.
 
Other than state/zone hunting laws, there's no additional restrictions on the lease.  And due to the size, we are asking to have no more than (9) hunters on the lease.
 
The cost of the lease is going to be $7,200/y and this includes a hunting insurance policy from Outdoor Underwriters.  A 50% non-refundable deposit locks this in with the balance due by June 15.  Just use the discount code DEPOSIT when checking out for this option.  And the hunters picking up this lease will have first right of refusal to renew it for following season.
