23ac Mostly Wooded Land in Winchester, VA (Frederick Co)

Yes...we got another lease in the NoVA area.  This one is just outside of Winchester and a few moments off of I81.   The owner of CABH has hunted in this area for years before moving to PA.  The western side of I81 has always been a solid place for deer, turkey and even bear.  
 
Access to the land is going to be via a private drive off of Cedar Creek Grade with parking on the property.  From there you can access the rest of the property by foot.  ATV access will not be needed for this land.  The primary food sources will be the naturally occurring vegetation on the property and the AG fields that border the land.  The main water sources will be Froman Run and Cedar Creek which run to the west of this property.   This is a fantastic area to hunt....hands down.  Definitely a must see if you're looking for a lease in the NoVA area.
 
The owner wants to keep this an archery only lease for the season and has asked that they meet & approve the hunters before everything is finalized.  He also would like to get hunters on the lease that would be able to lend a hand in eliminating the evasive species on the land.  Other than that, we just need to follow VDGIF game laws.  Due to the size, we are asking to have no more than (2) hunters on this lease.
 
The cost of the lease is going to be $1,300/yr and this does include a hunters insurance policy from Outdoor Underwriters.  A 50% non-refundable deposit lock this in for the season with the balance due by the end of April.  Just use the discount code DEPOSIT when checking out for this option.  And the hunters picking up this lease will have first right of refusal to renew it for following seasons.
