30ac Wooded Land in Dillwyn, VA (Buckingham Co)

Not in our normal areas that we pick up leases, but we just got access to this 30ac in Buckingham Co, VA starting this coming season.  For anyone looking for a SoVA lease this one is a great find.  It's less than 10mi from where RT15 and RT60 meet, just west of Richmond.
 
Access to the land is going to be off of Johnson Station Rd with parking on the property.  From there you can access the rest of the property by foot or ATV...though an ATV is probably not needed.  But we do as that you keep ATV use limited to bringing in/out game & equipment and restricted to existing trails.  Primary water sources will be  naturally occurring springs and run off streams with Hunts Creek flowing just north off the property and a few unnamed creeks and ponds on bordering properties.  The primary food source is going to be the naturally occurring vegetation on the land with plenty of room for a food plot.  If you do want to put one in, we do ask that you send us a scope of work to be approved first.  There hasn't been too much pressure on this land by the owner and we're the first group he has allowed to lease it out.  And Buckingham Co has always been a great place to hunt in SoVA.  So the hunters picking this one up should be VERY pleased with it.
 
The only restriction that the owner has put on this lease is he wants to meet up with the hunters before the season begins.  Other than that, just follow VDGIF regulations.  And due to the size of this lease, we are asking to have no more than (2) hunters on this lease.  
 
The cost of the lease is going to be $1,500/yr and this includes a hunters insurance policy from Outdoor Underwriters.  A 50% non-refundable deposit lock this in with the balance due by the end of May.  Just use the discount code DEPOSIT when checking out for this option.  And the hunters picking up this lease will have first right of refusal to renew it for following seasons.
