418ac Farm Land in Emmitsburg, MD (Frederick Co)

Not too often that we get properties that are over 400ac in size and even more rare that we pick them up in Frederick Co.  And this one is just prime for a group looking for a full season lease to lock in for deer, turkey and waterfowl.  
 
Access to the property is going to be from a number of access points onto the land from both Mountain View Rd and Annadale Rd.  From there you can access the rest of the property by foot or by ATV.  We do ask that any ATV use be limited to bringing in/out game and equipment and restricted to existing trails.  And absolutely no recreational riding and no riding in the fields at all.  The primary water sources will be Toms Creek that runs through the property as well as Turkey Creek that runs along the southern border of the property.  There's also a number of ponds on and surrounding the property as well.  The primary food sources will be the AG fields on the lease as well as on other parcels around the property.  There's also PLENY of room to put in any food plots you want to.  Just need to run the plans by us first for approval.  
 
There are no additional weapon/harvest/access restrictions on this lease other than DNR regulations.  And due to the size, we are asking to have no more than (20) hunters on this lease.  
 
The cost of the lease is going to be $27,000/yr and this includes a hunters insurance policy from Outdoor Underwriters.  A 50% non-refundable deposit lock this in with the balance due by the end of May.  Just use the discount code DEPOSIT when checking out for this option.  And the hunters picking up this lease will have the ability to renew this for future seasons.
