45ac Wooded Land in Victoria, MD (Charles Co)

Picked up this 45ac just outside of where RT 301 crossed over into MD from VA.  Not a massive lease, but one where 2-3 hunters will be very happy with it.  And it also comes with a nice Redneck Tower Blind that the hunters will have access to.  
 
Access to the land is going to be off of Liverly Pl with parking on the property.  From there you can access the rest of the property by foot or by ATV.  We do ask that any ATV use be limited to bringing in/out game & equipment and limited to existing trails.  The primary food source is going to be the naturally occurring vegetation on the property as well as some AG fields just to the south of the property.  The primary water source is going to be Mill Run that flows just to the west of the property.  The owner has only ever allowed one other person to hunt on this land with him in the past which makes the pressure very low.  
 
The only thing that the owner asks is that he and his friend keep the first two days of gun season for themselves and for the owner to hunt spring gobbler around the hunter's schedule.  Other than that, just follow DNR regulations.  Due to the size of the lease, we are asking to have no more than (3) hunters on the lease.  
 
The cost of the lease is going to be $2,700/yr and this includes a hunters insurance policy from Outdoor Underwriters.  A 50% non-refundable deposit lock this in with the balance due 30 days after the deposit has been paid.  Just use the discount code DEPOSIT when checking out for this option.  And the hunters picking up this lease will have first right of refusal to renew it for following seasons.
