378ac Farm Land in Hancock MD (Washington Co)

It is EXTREMELY rare that we come across a parcel of land of this size that has all of the access as well as the "total package" when it comes to hunting. Note that this is for the Yellow portion on the map. The Red portion is already leased out to a group who'll be using it primarily for goose hunting.
 
Access to the land will be primarily off of the upper end of Orchard Ridge Rd with parking on site. There's also a few access points on the western side of the land off of Orchard Ridge Rd too. From there, you can access the rest of the land by foot or ATV. Just ask that there is no recreational use of ATV's on this property. The primary water source is Licking Creek to the east; which I hear has some pretty good fishing opportunities. The main food sources are the AG fiels on and around this property. The deer population is rather healthy, and there's PLENTY of turkey on this lease as well.
 
There are no weapons or harvest restrictions on this property other than DNR regulations. We are asking to keep this lease capped to no more than (17) hunters or less.
 
The cost of the lease is going to be $12,000/yr and this comes with a hunters insurance policy as well. A 50% non-refundabledeposit locks this in for the season with a balance due date by the end of June. And due to the amount for a lease this size, we are more than happy to work out other payment arrangements too.
