70ac Wooded Land in La Plata, MD (Charles Co)
Yes....another Charles Co lease. This county is becoming a sleeper county for us. And with hearing this is the equivalent of hunting on the Eastern Shore, I'm more than happy to keep locking these leases in and filling them. This is a fantastic 70ac of wooded land that's filled with deer and turkey and ONLY 9mi off of RT301.
Access to the land is going to be off of Smallwood Church Rd as well as Port Tobacco Rd. From there, you can access the rest of the property by foot or by ATV. Please keep ATV use limited to bringing in/out game and equipment and restricted to existing trails. The primary food source is going to be AG fields and residential landscaping that borders the land with plenty of room on the lease for a food plot. We do ask to submit plans for a food plot first for approval before just putting one in. The primary water source is going to be a couple of unnamed creeks on nearby properties as well as naturally occurring springs on the property. Overall, this lease is in an excellent area of Charles Co that has an abundant of quality game. Hunters picking up this lease will be VERY happy with it.
The landowner has asked that we remain archery only for the entire season for the first year until he gets to know us first. And he wants to have a preseason meeting with the hunters as well. Other than that, just follow DNR regulations. And due to the size of the lease, we are asking to have no more than (4) hunters on this lease.
The cost of the lease is going to be $3,800/yr and this includes a hunters insurance policy from Outdoor Underwriters. A 50% non-refundable deposit locks this in with the balance due 30 day after the deposit has been paid. Just use the discount code DEPOSIT when checking out for this option. And the hunters picking up this lease will have firs right of refusal to renew it for following seasons.
