98ac Wooded Land in Liverpool, PA (Perry Co)

Everyone once in a while we come across a lease that is just amazing.  This is a 500ac farm that is completely deer managed for trophy bucks and some of the best hunting you will find in Perry Co.  The owners are allowing us to exclusively lease out 98ac of the wooded land on the south side of Owl Hollow Rd, which includes two exiting tower stands.

 

Access to the land is going to be off of Owl Hollow Rd with parking on the property.  From there you can access the rest of the property by foot or ATV.  We do ask that any ATV use be limited to bringing in/out game & equipment and restricted to existing trails.  The primary food source will be the other 400ac that is part of the 500ac property that has been managed for quality deer hunting.  The primary water source is tributaries of Bergers Run which runs through the property.  Hunters Run also runs just to the south of this property too.  Overall this property is absolutely amazing.  As the relationship with the landowner grows, we should be picking up more of this land.  And of course, we will allow the hunters who pick up this lease first right of refusal to add it on.

 

Being a deer managed piece of land there are a few rules the owners want us to follow.   Other than this, just follow PGC regulations.  And due to the size of the lease, we want to cap this to no more than (5) hunters.

1.  Hunters must harvest one doe before taking a buck.

2.  Buck harvests must be 8pt minimum with a 16" outside spread.

3.  Hunters must notify landowners 48hrs before coming onto the lease and when they leave the property.

4.  Hunters must notify landowner of all deer shot at, recovered or not.

5.  Owners will have access to the lease for management purposes but will not be on the property while hunters are there.  

6.  Hunters must be knowledgeable of boundary lines and NOT trespass on other parcels.  If game that has been shot goes onto other properties, the hunters must notify the landowner so he can gain permission from neighbors to trespass.

7.  Hunting and access to the hunting area will be on the southside of Owl Hollow Rd.  There will be no parking or hunting on the north side.

 

The cost of the lease is going to be $6,000/yr and this includes a hunters insurance policy from Outdoor Underwriters.  A 50% non-refundable deposit lock this in with the balance due by the end of May.  Just use the discount code DEPOSIT when checking out for this option.  And the hunters picking up this lease will have first right of refusal to renew it for future seasons, as well as to add additional acreage on if granted to us.
